Pocono Mountains Short-Term Rental Guide (2026): Where You Can Airbnb + What to Avoid

Where STRs Are Allowed in the Poconos—and Where You Need to Be Careful

Last Updated: September 2026

Short-term rentals like Airbnb and VRBO are popular throughout the Pocono Mountains, but that doesn’t mean every property can be used as one.

STR rules can vary from one township to the next, and communities may have their own rental restrictions on top of township requirements. Two homes just a few miles apart can have completely different rules.

We work with buyers throughout Monroe County who are specifically looking for short-term rental properties, so checking township regulations, community rules, permitting requirements, and property-specific limitations is an important part of the search.

Here’s a general overview of where STRs are allowed in the Poconos and some of the areas where buyers need to be more careful.

Quick Answers About STRs in the Poconos

Can you Airbnb in the Poconos?
Yes, in many areas. Whether a particular home can be used as an Airbnb depends on the township, community, and property.

Are all Pocono communities STR-friendly?
No. Some communities allow short-term rentals, some restrict them, and others prohibit rentals under 30 days.

Do you need an STR permit?
Many Pocono townships require a permit or license along with inspections and other requirements.

Which Pocono communities are popular with STR buyers?
Emerald Lakes, Towamensing Trails, Arrowhead Lake, and the Stroud Township section of Penn Estates are some of the communities we commonly see STR buyers consider.

How STR Rules Work in the Poconos

One of the most important things to understand when shopping for an Airbnb property is that there may be more than one set of rules to follow.

Township regulations may determine permitting, maximum occupancy, inspections, parking requirements, septic requirements, and other operating standards.

If the property is located within an HOA or private community, community rules also need to be reviewed. An HOA can restrict or prohibit short-term rentals even when the township allows them.

In other words, a township allowing STRs does not automatically mean every property within that township can be used as one.

STR-Friendly Communities

The following communities are generally known for allowing short-term rentals. Requirements can change, so current rules should always be confirmed before purchasing.

Emerald Lakes

Short-term rentals are permitted in qualifying sections of Emerald Lakes, including areas within Coolbaugh Township. Permitting requirements vary depending on the property’s location, and Coolbaugh Township uses a tiered STR system based on rental activity.

Towamensing Trails

Towamensing Trails is one of the more active short-term rental communities in the Poconos. STRs are permitted subject to current community and municipal requirements.

Arrowhead Lake

Short-term rentals are allowed in Arrowhead Lake, with registration and compliance requirements for rental properties.

Penn Estates – Stroud Township

Short-term rentals are permitted in the Stroud Township portion of Penn Estates, subject to community registration and township licensing requirements.

Communities With More STR Restrictions

Some Pocono communities allow rentals but have minimum stays, rental caps, or other rules that make them different from the typical Airbnb-style property.

Lake Naomi

Rentals are available in Lake Naomi, but minimum rental periods and community rules should be reviewed carefully if you’re purchasing specifically for STR use.

Timber Trails

Timber Trails has a similar rental structure to Lake Naomi, with restrictions that can make it less flexible for traditional short-term rental use.

Pinecrest Lake Golf & Country Club

Pinecrest Lake allows rentals subject to additional restrictions, including weekly minimum stays, a rental cap, and registration requirements.

Communities That Do Not Allow Short-Term Rentals

Hemlock Farms

Hemlock Farms generally does not permit rentals for periods of less than 30 days, so it is not typically an option for buyers looking for a traditional Airbnb or VRBO property.

STR Rules by Township

Community rules are only part of the picture. The municipality where the property is located matters just as much.

Pocono Township

Pocono Township is more restrictive when it comes to short-term rentals, and STR use is not permitted in every area.

Coolbaugh Township

Coolbaugh Township has an established STR permitting system and includes several areas where short-term rentals are common.

Tobyhanna Township

Short-term rentals are permitted subject to township requirements, including permitting, inspections, and occupancy limits.

Stroud Township

Stroud Township allows qualifying short-term rentals with licensing and compliance requirements.

Jackson Township

STR eligibility can depend on zoning and the individual property, so this is an area where buyers should verify permitted use before moving forward.

What We Check When a Buyer Is Looking for an STR

When we’re helping someone purchase a property specifically for short-term rental use, we don’t rely on the listing simply saying “STR-friendly.”

There are several things that can affect whether the property will actually work for the buyer’s plans, including:

  • Township STR regulations

  • HOA or community rental rules

  • Zoning

  • Septic capacity and approved bedroom count

  • Maximum occupancy

  • Parking requirements

  • Permit requirements

  • Existing violations or property-specific restrictions

These are much easier to investigate before purchasing than after you already own the property.

STR Income Potential in the Poconos

There isn’t one reliable income number that applies to every Pocono short-term rental. Location, bedroom count, condition, amenities, seasonality, management, and the property’s specific community can all make a significant difference.

Some properties may generate $25,000–$60,000+ in annual gross rental income, while others may fall above or below that range.

Features that tend to attract Pocono vacation renters include hot tubs, game rooms, lake or community amenity access, and updated interiors.

Frequently Asked Questions

Can I Airbnb any house in the Poconos?

No. STR eligibility depends on the municipality, any applicable HOA or community rules, and the property itself.

What if I buy a house in a community that doesn’t allow STRs?

Depending on the community’s rules, you may be limited to longer-term rentals or may not be permitted to rent the property at all.

Do STR rules change?

They can. Townships and communities can amend their regulations, permitting requirements, fees, and enforcement procedures.

How can I verify whether a property allows short-term rentals?

Start with the municipality and, if applicable, the HOA or community association. For a property you’re seriously considering, it’s also important to verify any property-specific limitations rather than assuming the rules that apply to a neighboring home will automatically apply to yours.

A Note About STR Regulations

The information on this page is based on publicly available municipal information, community policies, and our experience working with properties throughout the Poconos.

STR regulations change, and not every community publishes all of its rental requirements publicly. Information on this page should be used as a starting point rather than confirmation that a specific property qualifies for short-term rental use.

Always verify current requirements directly with the municipality and applicable HOA or community before purchasing.

Final Thoughts

There are plenty of opportunities for short-term rental ownership in the Pocono Mountains, but the rules aren’t the same everywhere.

If STR use is important to your purchase, don’t assume a property qualifies because nearby homes are being rented on Airbnb or because a listing describes it as “STR-friendly.” Verify the rules for the specific property before making the investment.
